WASHINGTON — President Donald Trump on Wednesday abruptly called off the signing of a bipartisan housing bill that had sailed through Congress with rare cross-party backing, casting uncertainty over efforts to ease America’s housing shortage.
The legislation, aimed at accelerating the construction of affordable homes, had cleared the House in a decisive 358–32 vote a day earlier, after passing the Senate 85–5. In a deeply divided Congress, such margins are uncommon.
But hours before the planned ceremony, President Trump pulled back.
Today’s Housing News Conference and Signing is hereby cancelled until such time as we pass the desperately needed SAVE AMERICA ACT, which I consider to be a National Emergency, he wrote on Truth Social.
The decision leaves lawmakers from both parties in an uneasy position, having championed the bill as a practical response to a worsening housing crisis.
The measure sought to cut delays in construction by easing environmental reviews for certain projects. It also proposed limits on how many single-family homes large investment firms can hold, a provision aimed at curbing the growing influence of institutional buyers in the housing market.
Housing advocates say the United States is short of millions of affordable homes. Years of rising mortgage rates, elevated property prices and lingering supply chain disruptions have made home ownership increasingly out of reach for many.
The issue has become a central concern for voters. Surveys released this week suggest a shift in sentiment, with more Americans now expressing a preference for buying homes rather than renting or living with family, a change not seen since 2023.
Still, the president’s decision signals competing priorities within his administration, particularly as broader economic pressures mount. Defence spending has surged amid ongoing tensions abroad, adding strain to federal finances.
Lawmakers have yet to indicate whether the housing bill will be revisited or tied to the broader legislation President Trump is now demanding.
