Kenya’s digital land management platform, ArdhiSasa, has experienced another system outage, leaving users with limited access to land-related services.
In a notice issued on Monday, September 21, ArdhiSasa said its technical team was working to resolve the problem and restore normal access.
“Dear users, we are currently experiencing a system outage which may result in limited access to the platform,” the platform said, apologising for the disruption and asking users for their understanding as efforts to restore the system continued.
The outage could affect Kenyans seeking to conduct a range of land transactions through the platform, including land searches, property transfers, title and lease registration, stamp duty payments, land administration, survey and mapping, valuation and land-rent payments.
ArdhiSasa was developed by the Government of Kenya as an online system for conducting land transactions and accessing land information. The platform is intended to reduce reliance on physical government offices by moving key land administration services online.
The latest disruption comes only weeks after another major outage affected the platform earlier in September. The Law Society of Kenya raised concerns over the prolonged unavailability, saying critical processes including land searches, transfers, registrations and valuations had been brought to a standstill.
The society warned that prolonged interruptions could expose advocates, property buyers, sellers and other stakeholders to financial losses, particularly where transactions are subject to contractual or financing deadlines.
The recurring disruptions have also renewed questions about the reliability of digital systems that now handle essential public services. While the government continues to expand digital land administration, users increasingly depend on platforms such as ArdhiSasa to complete transactions that can involve significant financial commitments.
The State Department for Lands has continued expanding the digital platform to additional areas as part of its broader digitisation programme. In July, the government announced the onboarding of additional registration sections and blocks in Mombasa, directing stakeholders to submit applications through the live ArdhiSasa platform.
ArdhiSasa’s own terms and conditions acknowledge that service interruptions may occur for maintenance or upgrades. The platform also says the Ministry will endeavour to inform users about scheduled and unscheduled system maintenance and maintain the system in operational condition.
However, no specific timeline had been given by Monday for the restoration of full services following the latest outage.
Users have therefore been advised to await further communication from ArdhiSasa as the technical team works to restore access.
The latest downtime puts renewed focus on the need for reliable digital land services, particularly as more property transactions and government land records move from physical offices to online platforms.
